Ultimately to sell real estate faster, it must look beautiful and be presented professionally. Marketing a space from the interior is more than just about four walls and price. It's about casting a vision for the future of someone living there. The future of real estate ownership. That's what virtual staging accomplishes and that is our mission.

It's about casting a vision for the future of someone living there. The future of real estate ownership. That's what virtual staging accomplishes and that is our mission.
The Secret Mind Of A Real Estate Buyer
The mind (the psychology) of the buyer needs to be understood upfront. Who is your market? Who are you trying to appease? What type of virtual staging will enhance your property? If beauty is in the eye of the beholder, what should we watch out for? The number one concern (or objection) most marketers fear , “what happens when a viewer comes to see the property and there's no furniture inside. All they see is four walls.” Our company has staged over 3000 photos and the first time walk through is similar each tim. A viewer walks into a real estate space, and their response is the same every time. Excitment. We have never heard a major objection when they walk in the door. The main reason, clients are not buying the furniture. They are buying a future, and they know this. Once you have cast the vision of a home and what it could look like. That memory and that picture is stuck in the mind of the prospect (or home viewer). So as they walk the property, their mind still sees the possibilities (for the previously 3d rendered and virtual interior designed photos). This is a powerful tool when a prospect walks a property. Now they have more space for their imagination to picture a future as they walk the property. And virtually staged photos increase foot traffic to a property. Once they are inside the property, the home will sell itself.
Should I Physically Stage a Property (W/ Real Furniture?) Or Should I Virtually Stage The Property?
When you ask yourself the question, “should I use 3D rendering or should I rent/buy physical furniture for staging?” The answer always depends on the property. After reading this guide you will have a complete understanding of each intricate step when using 3D furniture and the capabilities of the technology. You will have confidence and understanding of the custom capabilities when adding virtual furniture (correctly) and how digital additions to homes can help you make quick, distinctive and profitable marketing decisions. The astute and creative marketer can utilize virtual staging to give your property the edge needed to presell developments and move property quickly.
How To Use Virtual Staging To Profit BIG From Luxury Real Estate Sales
When high end luxury real estate moves fast (sells quickly), then more money is in your pocket sooner. And the buyer gets to live their dream sooner (in a new home). It’s a transaction game. Can we increase the amount of offers at a faster speed? Therefore increasing our opportunity make more transactions and profit. Our objective with virtual staging is not “Just add furniture to the house.” But rather, to capture attention of buyers, stop their passive ‘scrolling’ on their computer/smart phone and get the prospect to take action now. This is the art we have perfected. To interior design a room that attracts the right buyer at the right time, is an art that takes lots of experience and testing. When you ask a luxury buyer why they view some properties and ignore others? “You just know when it’s the right fit…” is a common answer. But we believe that our digital interior design with world class virtual staging and 3d interior fit outs is what stopped the prospect, and draws them into the property buying experience.

A Common Example Of Virtual Staging Success
When a realtor of broker signs a listing contract, they are typically excited. You may even call up your photographer contact and say, “We got another listing I will meet you there.” Then surprise starts. You get left with the ‘leftover’ furniture in the house. And the pictures are just bleak. This leads to low foot traffic and low quality prospects coming through the door. Our team gets to solve the common problems of new listings or we call a “rushed move out.” A common example would be a empty home with a living room that has furniture left in the space. So we as a team will get a few photos that have a couch and a chair still in the room (often leather, for some reason it seems like leather stays with the house). When we get the photos, we are asked “Can you remove or photo-shop out the couch and recliner from the photo. Then replace the furniture with something bright and vibrant.” This of course is our specialty. If you order a furniture removal and replacement virtual staging project, make sure to use the project 55 form on our order page.
As these photos get added to real estate marketing material, a few things start to happen. The open house foot traffic will start to increase and the amount of incoming call volume will increase. You will start to attract diligent buyers we are wanting to take action. So its important to be ready and proactive as buyers move forward. Remember that when you request furniture to be removed, its difficult to know what’s behind the furniture, so give us grace when requesting a perfect furniture replacement project. There will most likely be a piece of furniture added to take the place of the current piece. This type of modeling is easier and often creates a better quality output.
Virtual Staging For The Property Managers and Multi Family Apartment Owner
Many multi-family / apartment owners use virtual staging when entering into a lease up stage of apartment marketing. Property management companies have an important role of marketing the asset to fill up their units. Often, there is multiple model units to give perspective tenants a detailed walkthrough. As the different floor plan types need to be shown, its expensive to rent out staging furniture (often 9 different floor plans) to show the spaces. So its common to leave some of these apartment units empty. But empty units move slow. So what can we do to help?
Victual staging for apartment marketing is ideal and exponentially more cost effective. If you are watching your monthly expenses, renting physical furniture will drag down your marketing cost (decreasing NOI). Virtual staging is a one time fee. Once you have the rooms pictures with virtual staging, you can use these assets on your website, printed on posters added to marketing material (everywhere).
Apartment owners trying to sell/lease up luxury units need to have high quality furniture and high quality images and virtual staging is a very cost effective solution. Smart property managers are using virtual staging to get their property full and create a buzz and interest in their community. Some property owners raise their prices after virtually staging and the prospects understand (“The price makes sense, look at the quality”). When competing in luxury, virtual staging with our team will give you the edge.
Note: Something to consider when marketing multi-family apartments is 360 virtual tours. As companies develop and grow their real estate portfolio, VR technology and 360 photography is becoming the norm. Especially for large resorts and apartments entering lease up. And now our team is adjusting to this changing technology. You can send us 360 photos and we can create virtual staging in a 360 environment. This type of technology allows a user to put on a VR headset, or Google carboard and view a space in virtual reality. With high quality virtual staging, you can now presell real estate before it exist in VR. Very cool stuff. And our team can help you get started. If you would like a special project like this, email our project team at [email protected]
Virtual Staging For The Custom Home Builder
The savvy custom home builder uses virtual staging and 3D rendering to cast a vision of a property before its ready to be seen (or touched or even exist). Small groups in our company only focus on ‘from scratch’ 3D rendering from construction drawings and building plans. We can take an architectural plan and turn it into a work of art in 3D. And once the initial model is built, we can make quick changes and add additional features to the model. The 3D real estate rendering options are almost limitless.
Creating a virtual staging project (or custom from scratch real estate 3d rendering) takes more time than a typical virtual staging project (about 2 days more). But the outcome from this type of project is incredibly powerful to move a property forward. Custom home builders know that if they can cast a powerful vision of the property, they will be able to sell their service over the next builder. And yes the custom home building industry is highly competitive. So our clients come to us with plans, and we turn around exterior 3d architectural rendering and interior renderings and virtual staging of those interior renderings. This type of project output gives builders a powerful edge in their marketing. And often times, the visual output is used to show their team what a finished product should look like. This types of tools allow for communication and transparency. Also, you can use 3d renderings to limit change orders and create a consistent communication work flow. And we understand, sometimes clients change their mind on a design, color or material. So if you have this type of documentation, you are now safe from any unhappy client feedback. Again protecting your company as you look for positive reviews and create a optimal customer experience.

FAQs
Section 1: What Is Virtual Staging Really?
Virtual staging is the art and technology of adding interior design, furniture and decor into a real estate photo to give it a vision of the future and lifelike livability of that property. We take digital files that are already in our 3D library and add them into a photo in a eloquent and lifelike way to make them appear as they were originally in the photo when it was taken.
Lighting and Shadow Creation In Virtual Staging
You can tell a virtually staging is rushed (or using poor technology) when the shadows and light direction is not carefully considered. You can take a look into the room you are currently sitting. Is their outside light hitting the wall or floor? This is natural in real life, shouldn’t it be natural in a real estate photo? Your brain is so used to seeing these types of broken shadows, that it assumes its normal. When there is not this type of shadows and reflections in a room, its strange and noticeable. Its our job to recreate this type of brain response to a room. We do this be adjust the shadows, lighting and texture of the rendering. There is actual an entire dedicated step where we consider the direction and source of light. We use the current photo to determine this type of light source, and the software used is smart enough to help us quickly create a lifelike photo (with directional light and shadows) based on where the light is entering the room. This is a massive and advanced tactic that helps our virtual staging company thrive to continued success with every project we take on.
The Virtual Staging Process Explained From WhyNotHomes.com
When you start a virtual staging project with our team you will be given two options. 1) virtually stage an empty room(just four walls) and we just add in digital furniture design. We also include world class luxury interior design and add décor as needed. At this stage we either heavily relay on your instructions, or we use our expertise in virtual room design. Order option 2 (project 55 form) is a different journey from start to finish. If there's already furniture or things items in the picture that need to be removed, we can either add 3D furniture to cover the space, or we digitally add features, color and texture to the room. When a client needs “photo touch-ups” then we also use additional software (photoshop etc.) to help us get to our final objective.
What Software Do We Use To Virtually Stage Property?
There's a variety of software’s available online. And if you were to search ‘free virtual staging software’ or ‘do it yourself virtual staging’ software you can find some cheap to free examples to get you started. But there is massive drawbacks and problems with the these types of software and none of my team touches these tools. Exposing real estate to any software requires high tech outputs created by professional 3d designers [Free software’s don't have the tools needed to make picture look beautiful]. Our company uses three primary software’s 3DS Max, VRay and Photoshop (and a few others at times). 3DS Max describes there software at Autodesk.com “3D modeling, animation, and rendering software
3ds Max® - 3D modeling and rendering software helps you create massive worlds in games, stunning scenes for design visualization, and engaging virtual reality experiences.” When I describe 3Ds max, I say, “This is the software used to make video games.” Because it is used to power the most high tech 3D renderings in the world. And this is the primary software our team is using to create the best virtual staging outputs in the world.

VRay – Why Textures On Our Furniture Cannot Be Matched
The powerful plug-in used within 3ds max is VRay. “V-Ray is a rendering engine that uses global illumination algorithms, including path tracing, photon mapping, irradiance maps and directly computed global illumination.” In other words, its an incredible technology that gives life to each 3D piece. To see the founders of VRay visit https://www.chaosgroup.com
Photoshop – Because Sometimes Simple Color Changes Are Needed
Yes, typically we are using state of the art CGI technology in the 3D rendering world (we are totally plugged into global 3D updates). But there is still the occasional need for good old fashion photoshop and lightroom. If a wall has a hole, if a fire needs to be added into a fireplace, if a wall color needs to be changes, or is a skyline needs more clouds, photoshop is a great tool to master. And our team has this tool within its arsenal ready for use when needed.
How To Change The Exterior Of A House Photo
Sometimes the exterior of a home can truly draw in customers and prospects looking to buy in the area you are selling. But also sometimes a real estate photographer or realtor is in a rush, and needs to still take photos on a bad weather day. This is where our team can work their magic. When a day has less light outside, it can make a home look dark and even gloomy. We can add color and enhancements that a home could look like in the future. Its amazing what some digital paint can do to the exterior of a home. Also we are experts at landscaping, adding flowers and giving greenery to the buses and trees (in case you take winter photos and need to show spring time). This is the art and science of selling a home in and out of season. You can absolutely remove snow and add simple grass. And if there is some dead spots on the lawn, give the photo to our team to enhance the exterior landscaping. Don’t forget exterior virtually staging of the patio and deck. We can add world class furniture to the backyard or front porch. This will create an incredible feel and vibe outside the home that is inviting to create more foot traffic and more offers.
What Is The Development Process For A 3-D Piece Of Furniture For Our Furniture Library?
There is nothing more important within a virtual staging company than their 3D furniture. Fortunately, with each piece of furniture within our database, we have access to any piece of furniture at anytime. Overall we group the pieces together, and often styles are matched in sets. This quickens the process of furniture selection. So how do we create furniture that looks stylish and importantly photo realistic.
Today there's lots of free pieces of furniture located in 3D warehouses online. You can view these pieces with SketchUp or through your internet browser. The issue with these pieces of furniture is they're just 3D models (similar to a CAD file). There hasn't been material or texture added to these pieces (so they look like they still belong in a video game). So we need to add material and texture to each piece. Also in every room there's a light from a certain side of the room and shadows on certain parts of the room. This can actually make the furniture look worse if not applied correctly. Using a 3D model piece of furniture starts off with no extra features no material no texture and no shadows applied to the piece. A designer take the furniture piece file and add texture, add color and small things that make it look photo realistic.

Luxury 3D Furniture Library
Once that piece of furniture has been properly rendered (and added to our library) then it's ready to be added to be added to your real estate marketing. WhyNotHomes.com has a large library of rendered 3D furniture and our library is growing. Because our team already has these pieces of furniture textured materialize and ready to be added to rooms, we can move much faster for each project. Especially if you have a loose scope of work and decide to trust our team with your 3D rendering / digital staging project.
If you are outside the 3D world or outside this community it will be very difficult for you to swoop in and create your own furniture that has the volume of options like our team. A better option, know your vision, give us your vision, and we bring it to life (staging properties to move 30% faster). Our 3-D furniture library is vast and includes lots of different styles like rustic, modern, contemporary, traditional, sleek, retro, contemporary modern, vintage, luxury, posh and more type styles.

What Room Types Can We Virtually Stage?
We can stage bedrooms, bathrooms, living rooms, dining rooms and even exterior or outside furniture. And because our 3D library is a 3D file, changes are quick and easy. If the photo is an aerial photo we can still virtually stage the photo (with smaller pieces) so you could even send us your drone photo for virtual staging. 3D files of furniture keep continuity in every photo. So you if you have multiple angles of the same room. You cant do this with photoshop. We'll be able to add furniture all throughout that project

How To Request 3D Furniture Into A Room Each Room
Our ordering process is very simple, to start a project fill out the the order form. [www.whynothomes.com/order-here] Read through each request, answer them accordingly. Give us your styling details, tell us your desire and will work very hard to make your vision a reality.
Once you have your first output, you request changes and our team will do them for free. But the more changes you request the more time it takes to complete project.
So how do we quicken the process and limit the number of change request back and forth? The answer is simple communication. We need to communicate with every tool available. This is how you make your vision a reality. Here is a list of tools to help you communicate your desired outcome in a virtual staging project:

This is how you make your vision a reality. Here is a list of tools to help you communicate your desired outcome in a virtual staging project:
- Detailed text: The more you type out, the easier we can make each step tangible
- Pictures: Using picture examples help have a starting place for design. We cant always copy them exactly, but we can get close. Pictures truly speak 1000 words.
- Mark up software: Use paint or a pdf markup software to show where you are referring and what you want changed
- Pen or Pencil: You can print out your room, and simple mark with a pen what you would like to change – keep it simple.
Its ok to have a vision and a desire. Let us make it happen. But keep your expectations realistic. We can't do everything at the snap of a finger. The more examples and more communication you provide the better chance we have at making your vision a reality. So have realistic expectations.
Recently I was working with my team and teaching them how to read mind through a new crystal that I purchased on amazon. Joking, this is impossible.
Recently I was working with my team and teaching them how to read mind through a new crystal that I purchased on amazon. Joking, this is impossible.
One the best rules of thumb for sharing your needs is to use pictures and mark up software. This will make your communication clear. Also, remember the best feedback comes from your clients. After all, they are the ones selling the asset. So let them speak into your project. The more you can gather feedback all at once, the better your revision request will be.
The Process: What Happen Behind The Scenes When Your Start a Virtual Staging Project
When you fill out the order form our project management team gets that order and reviews it in fine detail. Then they decide which designer on our team is going to be assigned the project (currently we have about 18 and are hiring more). If our project manager knows your style and expectations, he/she will match up best person for the job. Certain designers have different skill sets and are specialist in different areas. If you send over multiple examples of interior design you prefer (To be digitally staged) this is a BIG help to our project management team. For example if you say you want a rustic design but then send us over a lot of modern examples. We'll probably go with the modern samples and add a little bit of rustic flair. Once a designer is assigned to the project, they will output all the photos at once with virtual furniture and design added to the rooms. Then we create an online folder and send it back to you to review. This is where you need to approve the project, or request changes. The sooner you reply, the sooner we get back to work making your project amazing.
Pitfalls To Avoid When Ordering Your Virtual Staging Project.
Avoid these mistakes and see huge success in your virtual room design.
- Try not to be too vague in your communication: If you have very specific desires, make them know. If you give us a general scope of work, we will give you a general output. If you're going to be vague, that's totally okay. But do not be picky after you see the first iteration. This will cause your project to take more time.
- Tell us your colors: We can make any color a reality for your project. But if you avoid telling us color desires, then you will be making change request
- Get feedback from your clients first (before you ask for changes): Changes are normal. And sometimes our clients feel a sense of ownership when they ask for a change into some interior design. That is ok, and we expect that. But its best practice to gather all the changes and give to us at once. Rather than showing your changes finished to your client, and now they want some small changes as well. This creates a circular effect of projects and causes delays. Best case scenario: We output a virtually staged photo, and everyone is very happy, no changes requested, and the house sells in 24 hours… Its possible. Have faith.
- Don’t be crazy picky: Remember your goal, to sell the house, to more the property, to market well. You are not an interior designer, so don’t become one all the sudden during a virtual staging project. I say this candidly because what hold up projects the most is never our team, its uncertainty of clients. My team works VERY hard to make sure you place looks amazing. We are very good at our job, and if you think about it, its incredible what we can do. So when you get an output that looks good, approve the project and move on. The house will sell, trust me.
Your First Time Using Virtual Staging: Use A Picture Reference
If it's your first time ordering a virtual staging project then the number one most helpful thing you can do is share a picture or use a reference photo. Although our team is world class, there's still many possible miscommunications based on words or language (like any communication) that wont understand clearly. Or maybe your definition of sleek and modern is different than ours (visions need to align). So take a few extra minutes look up some of your favorite styles, designs & colors. Copy those pictures into an e-mail & send it with your order. Just call the file type (Reference Style [File Number]). Our team will be able to delineate the difference between a staging photo (empty or needs to be changed) versus a styled photo that gives us a reference. So if you use a reference photo, you should have good expectations from our team & you should expect a well styled, well designed, beautiful virtual staging that you're super happy with the output. Remember, the more detailed you are, the faster you'll get back your project.
How To Request Edits When Virtually Staging A Room Photo
It's common for our clients to use e-mail when they're requesting changes, but if you want to be crystal clear about every change you need, download your files from the e-mail to your desktop, then right click on the files and choose 'edit'. Often this will bring up a software called 'paint' you can draw squares, lines, mark outs, Simple delineations that will tell our team exactly what you want, where you want it and how you want it changed. You could even print out a photo, mark on it with a pen and send us a picture. This works great for landscaping, virtual staging and 3D rendering to exteriors. Some of our customers even rescan the photos and e-mail them to our team with all the mark ups. This will increase the chances you love the digital interior design.
In All Successful Virtual Staging Projects, Communication is Key
In the end, to avoid mistakes & increase chances of having a successful virtual staging project, communication is your best friend. And more importantly documented communication.

These type of photos allow users to view a space in full 360 virtual reality. And now our team, using advanced rendering technology, can add 3D furniture into these 360 photos. This type of process unique and requires special tools & talents for a 3D rendering team. Using 360 virtual reality staging is very effective tool to be used by real estate developers who are looking to visualize properties before it exists. And also can be used for preselling condos, real estate developments. Also, this is very effective for multi-family units to help them in visualizing what future could look like in a space. Virtual Staging Limitation (What To Avoid And Promise Success)
Although 3D rendering in virtual staging may seem to have infinite possibilities, there are some limitations. For example; if there’s a large piece in the center of a room and you want our team to render something behind it, this can be very difficult. When a central piece is blocking all the materials and expectations behind that piece of furniture (this is common in large luxury living rooms). So, if you have an awkward piece of furniture in the living room and you want to cover it with virtual staging, it’s important to know that we cannot guesstimate or create fake walls or kitchen items behind a piece of furniture within the room. We need more context. Our team is very good adding touchups and small corner pieces of a wall or any type of consistent coloring but we can’t make up something (out of nowhere). Typically, our best type of project for touchups is removal and replacement of virtual staging furniture. Think of a room from a 3D designer’s perspective, with one picture, we only know one angle of that room. So, please set your expectations accordingly.
Section 4: Virtual Staging Order Types
(40 and 55)
We offer 2 different order types. Your first order option (Project 40 Form) is the furniture staging of empty rooms, the second project form (Project Form 55) includes furniture staging and includes furniture removal or touch-ups.
We have 2 project forms, the 40 form and the 55 form.

Section 5: How To Present and Market Virtual Staging And Sell A Home That's Digitally Changed
Remember to disclose everything you do and change to a real estate property. Always be 100 percent truthful if you virtually say a photo or if you add any type of editing.
So, how do you sell a house that has virtual staging in its photography?
We often get asked this question; what is the application and how successful can virtual furniture additions be inside a real estate listing? Well, first you need to consult and speak to your client, give them complete transparency of your idea, what you want to do and how do you want accomplish your goals. You can even show them examples from our portfolio before and after.[Get a portfolio here]
They can get a feel for what to expect of virtual staging and also what you will do with those photos. So, posting to the MLS is totally okay with virtual staging its currently allowed in every type of sale situation as long as you don’t alter the photos in an unethical way, or as long as you don’t alter the physical aspects of the house. A lot of our clients add a watermark to the bottom right of the photo that says “Virtually Staged Photo”. How you use these photos is up to you, it’s not just for an MLS application. A lot of our clients print up large poster boards of virtually staged photos, put them on easels in the actual room (while the room is empty). And when they host an open house, it shows off the entire room how it could look if there’s furniture. It gives vision for people walking the home. Rather than just echoing shoes or heels in the big empty space.
When you print out a large poster (or canvas) of virtually staged photos, and place them in every room of the home, viewers will come to the home (during an open house) and get a good feel for the future of the home. Also you will impress other buyers in that neighborhood and you will most likely - because of your efforts and creativity - get more clients and get more referrals. Because you put the effort in printing out the 3D staged photos and putting them in the room and showing off what you are selling. Some of the top realtors and brokers who sell luxury listings use virtually staged photos in booklets and send it out to private clients. Thier clients are either international or out of town. The future of 3D tech involves smart realtors and brokers utilizing Virtual reality with 360 Virtual staging within the property.
We recommend always showing the before and the after photos within your marketing pieces. This adds to your transparency, makes you look more legitimate and makes your prospects realize “hey look I know this house is going to be a home but here’s what it looks like right now.” Ultimately as a marketing professional it’s up to you to determine and think up how you can use virtual staging to its best ability. When it comes to 3D rendering or any type of vision casting tools, you can truly create the vision digitally. You just have to give the project to our team and let us work our magic.
Section 6: How To Stage Your Home To Sell Fast?
Our goal is to move real estate property and market it to sell as fast as possible. Virtual staging empowers the marketer to do this with this technology. Using our multiple furniture options and style capabilities, you will sell homes faster. And some studies say 30% faster. So, the question is; what actually moves a home faster and increase property offers at lighting speed. Price of the home is important, but the question we ask every time whenever we virtually stage a home is “Can I increase the price slightly because the photos are THAT excellent?” and “Can I raise the market value or attract buyers at a higher price point because the virtually staged photos are that good?” In our opinion, you can charge the maximum price per square foot in the neighborhood and in your area if you virtually staged a home. When a viewer is looking for a new home to occupy for the long term, they are not just looking for 4 walls, they are looking at a new life. And buyers think that by purchasing this home and moving in, they will have a happier more joyful life. If you understand this, you will be able to sell homes faster because your casting a vision more than a home, but a future happy life. This type of life change is monumental in the course of someone’s life. So, you must send every signal possible that tells the prospective buyer “making this purchase decision is a good idea.” Because if they’re serious about purchasing your listing, they will look at the photos the first time, and they will look at them over and over and over. This is why staging a home to sell quickly is very important, and taking every small detail very serious is paramount to your success.
Light and Bright Furniture Staging Moves Homes Faster
So, when you stage a home and you ask for a property to be virtually staged it is always good to ask for a light and bright furniture set. The brighter and the lighter you ask for the more success you’re going to have. Even if modern is a style you don’t like, modern shows clean, happy and bright. And they are all aspects of future happiness that people want to see, so ask for these feature. Sometimes our customers will ask for rustic, cozy or darker colors. That’s okay. We can do that too, but don’t ask for too dark colors because darkness is not associate with happiness.
Ultimately, we are selling to someone’s subconscious not their conscious. So avoid browns, leathers and blacks. Try to always ask for bright, swayed, colorful and illuminating features. You can ignore certain styles and trends in the market. Our team has virtually staged over three thousand photos, and we can promise you, our happiest clients are the ones who asked for bright colored furniture like white, light greys and other cool contrasting aspects of the rooms. So, if you want to sell a home quickly and you want to stage a home to move in its market and sell at its maximum price, think about light and bright virtual staging.
