1. Our Process
For you, the process of virtually staging a real estate listing is very simple. You send us your property photos and we send them back with furniture, décor and beautiful interior. That’s it. When you order is confirmed, our work begins. We will start to communicate about the photos you have given us the same day you have ordered. And we ask questions about your preferences and expectations. When we are both on the same page, we move forward with the staging process and get you’re your first iteration back to you in 24 to 36 hours. Then you can confirm approval or request changes. We continue this process until you are 100% satisfied with the results.
We will show you some example projects, what the client asked for and what we delivered. All here in this document.

2. Our Tools
We use 3D rendering software, Adobe Photoshop, and our extensive library to stage your photos. Typically we provide our clients with anything they desire. Most rooms include furniture, paintings, plants, décor, bedding, throw blankets. Our options are extensive, and we recommend you allowing our team to make most of these design and furniture decisions upfront. And once you see the first result, you can decide if you want any special changes.
For example: See this living room below. There is lots of empty space, multiple rooms and shelves that need to be filled. When you see this empty photo, you don’t see a home, you see a place that needs help.

Living Room Before
Living Room After
Looking at this “after” project photo, you can see we added furniture to the room without cutting off the open space. From this angle there would typically be a couch in the front of this photo. With traditional staging, you would cut off this space and make it look smaller. Plus we add décor on the table and the book shelves. Don’t forget the dining room in the background. All this tiny details Give comfort and vision to a luxury buyer.
Important note: Our agent who was selling this home, didn’t request things additions specifically. We gave this project our own touch. After the this was a first try attempt, and she loved it.

3. Best Practices When Ordering
This may be the most important section of our project guide. When you order from WhyNotHomes.com, there is many ways you can miscommunicate with our team. Here is the best way to get your order back and perfect in one try.
Make sure you send our team high resolution photos. That means 3000 x 2000 pixels. The best way to determine your photos resolution:
o Right click the file
o Click Properties
o Click the details tab
o Read the Dimensions
Most photographers know exactly how to deliver you high resolution photos. Realtors run into issues when they do not download the complete file onto their computer. If you need help, we can give you more details and walk you through the process. If your current photos are on an online folder, make sure to send us access to that folder, or download them to your computer before you send them over.
When you are describing colors, furniture style and preferences, be as detailed as possible. If you want a bed and TV in the kid’s room, just say that. Do not assume our team will know what you want in the photo. That means describe to our team exactly what you want in every photo. And always use File Names when describing your project needs
o For Example: We gave a kids room stage with no instruction.

Descriptions go a long way!
Empty rooms are easier to stage than rooms with furniture. If we have to remove anything from a photo, it takes time and more effort. If you have photos that are empty, always pick those photos. If the home is already fully furnished, there will be cost associated with furniture removal. It just takes our team longer.

How To See a Faster Turn Around Time
To get your project finished faster, you need to make sure you are clear on what you need. If you want white couches, ask for them. If you need the leather, tell us. If you saw a an amazing room at pottery barn, take a photo and send it over to our team. We can make it happen.
If you neglect to give details and examples, you leave the creativity up to us. Our team is great at picking the furniture, but if you have an exact vision for a project, you need to cast that vision to our team with as many examples as possible.
The less details and examples you provide, the more likely you a request for revisions to project. And this will cause delay for you and our team. The best way to avoid delay, is to know what you want. Sometimes a few google searches is all you need to have a better idea of the “feel” of a room.
Also, if you want a piece of furniture on a certain side of the room, great no problem! Please make sure to include that in your project details.
In short, send us examples and make your descriptive as possible. Make no assumptions, and you will get what you need faster.

In this example, the customer asked for Grey or white walls. We changed the colors of the walls in the other rooms to grey, so we assumed she wanted Grey in this room too. Turns out she wanted white. This caused a delay for her project.
Mistake 2: Don’t assume the word “condo” means we know what furniture you want in the room. For example:

We started by placing an entire living room into the room. Turns out she wanted a bed and a TV and a dining room.
We had to start this project from the beginning.
Mistake 3: Not completely order form. Always make sure you complete to the order form and payment processing. We don’t start your order until you complete the entire process and payment is confirmed
